Thank you for your letter of August 15th.
This matter of financing the pool and spa has been a sore point ever
since I first started campaigning for a pool, some seven years ago.
Perhaps you do not remember the anger on the part of some of our residents
that was aroused at the thought that a pool might be financed in part by
the NCPH, which, of course, means by the residents at The Sequoias.
Having embarked on this project with assurances to those opposed to it
that we would finance it through gifts and a monthly fee on the users, the
committee is now in no position to ask the Corporation to make up for our
failure to raise quite enough money on the first go-around. We could
make up for any short fall by an incease in the monthly fee but we would
much prefer to start out with a clean slate.
There are, of course, some valid reasons for not expecting the NCPH to
finance the pool construction, quite apart from the need to placate some
of our residents. Saddling the Corporation with the entire cost would
have imposed a debt burden of nearly \$1000 on each resident. This could,
of course, have been financed by borrowing, but then the interest and
amortation payments would still have come to perhaps \$20 per month per
resident. It also seems reasonable to ask the actual users of the pool
and spa to underwrite the monthly maintenance costs.
The presence of the pool will undoubtedly lead to some changes in the
general pattern of life at The Sequoias and it will take some time for it
to be fully integrated in our daily routines. The Committee feels that
it will be a very valuable addition and that, with time, we will come to
wonder how we ever got along without it for the first twenty four years
here at The Sequoias.

Being as careful as we can, there may well be some extra costs to the NCPH
because of the pool, if not now then maybe in five or ten years. The NCPH
can very easily finance such costs, if and when they occur, by a slight
increase in the accomodation fees that new residents have to pay. The
presence of the pool will undoubtedly make The Sequoias a much more
attractive place for future residents and so justify such an increase.
Dear Sequoian:
At last we can see that we are indeed going to have a swimming pool and
spa!
But we find that the cost has gone up with the construction, and we are
now appealing to those who may wish to make a contribution at this time.
The project cost is now \$243,000 and the amount in hand, including
\$19,000 in interest, is \$238,000.
We need to close this small gap and we need to secure additional funding for
necessary furnishings (clock, chairs, bulletin board, etc.) and,
hopefully, a sun deck in front of the building, and finally, a reasonable
amount left over for a contingency fund. If you haven't contributed and
would like to do so , or if you would like to add to your previous
contribution, then now is the time to do it.
Gifts, of course, are tax deductible. Your check should be made payable to
the NCPH, Inc. and left at the front desk for the Swimming Pool Committee.

to give our residents the most satisfying usage of this wonderful

Federated Tax-Free Income Fund in my name. This new account was initiated
by your Mr. Mountcastle as a result of a telephone conversation with the
transfer of \$20,000 from my Liberty U.S. Government Money Market Trust
account.
I have marked the form to show the initial \$20,000 transfer. To avoid any
possible misunderstanding, perhaps I should state that the entry on the form
applies to this initial transfer and it is not to be construed as authority
for an additional transfer at this time.
Please note that I have checked the form to request that the dividends
from this new account be mailed to me instead of being reinvested as now
seems to be the case. This matter was not discussed in my coversation
